Job Summary:

Blue Properties Maintenance is seeking an experienced Building Maintenance Supervisor to oversee daily facility operations, lead maintenance staff, enforce safety standards, and ensure the upkeep of structural, mechanical, plumbing, and electrical systems across assigned commercial and residential properties.

Key Responsibilities:

  • Lead, schedule, and evaluate daily work assignments for facility maintenance technicians and trade contractors.
  • Oversee routine inspections and preventive maintenance programs for HVAC, electrical, plumbing, lighting, and fire safety systems.
  • Diagnose technical failures, manage emergency repair responses, and resolve facility issues promptly to minimize tenant disruption.
  • Maintain inventory counts for tools, replacement parts, and maintenance supplies, managing vendor purchases within budget.
  • Enforce strict compliance with local safety codes, OSHA standards, and environmental hazard regulations.
  • Keep precise service records, work order logs, and building condition reports for property management review.

Key Requirements:

  • Education: High School Diploma or Vocational/Trade School Certification in Facilities Management, HVAC, Electrical, or Building Maintenance.
  • Experience: Minimum of 3–5 years of supervisory experience in commercial or residential facility maintenance.
  • Skills: Strong expertise in general building repairs, HVAC systems, plumbing, electrical troubleshooting, and maintenance management software.
  • Competencies: Strong team leadership, physical stamina, emergency problem-solving, and professional communication skills.
